Suburb Profile: Bibra Lake Real Estate

Bibra Lake real estate is often overshadowed by its more popular neighbours such as Leeming, Murdoch and Jandakot – yet, as we delve closer we find that the properties are not substantially smaller or inferior than any neighbouring areas.

Once a light industrial area, the suburb’s industry is being scaled back and in its place a popular residential suburb is emerging. Lately, houses are being sold fairly quickly here – just 71 days on the market. Those properties that are within the hands of owners are tightly held, only 0.12% of properties in the suburb are on the market.

The real kicker for Bibra Lake real estate is that, despite being more affordable than its neighbours, it is actually closer to the majority of recreational facilities within this region of Perth. Bibra Lake is the location for several major private recreation facilities, including Adventure World Theme Park, a bungee jumping tower, an ice arena, paintball and laser tag operations and, not least of all, a lake with a surrounding green area popular with families. Plus, with the new Fiona Stanley hospital just a stone’s throw away, Bibra Lake real estate demand may soon to skyrocket even further.

  • Average discount of -4.59% – compared to the WA average of -6.13%
  • Bibra Lake gross rental yield is 4.37%


  • Over the last year, property investments in Bibra Lake, 6163 have given investors a capital gain of 8.75%. This compares favourably with the 4.68% for WA as a whole.
